Garages
A garage attached to your house, or freestanding in the garden is an asset in many ways:
- Added level of security for your car or cars
- Personal security – access the car from your home
- Lower car insurance premiums
- Zero risk of scrapes or damaged wing mirrors from passing traffic
- Weatherproof – you’ll never have to scrape the windscreen in our long Scottish winters
- Add value to your home
- Increase kerb appeal – less cluttered exterior
- Additional storage area
- Utilities room – washing machine, chest freezer, etc
- Workshop/craft room
Bearing all the above in mind, your garage needs to fulfil certain criteria to deliver the best benefits. It should:
Match the house
Your garage should be built to match or complement your home.
The perfect fit for your house may be a facing brick, roughcast or a traditional stone-built garage.
The options are endless and there is no reason why a garage should not increase the aesthetics of your house.
LC Joinery, Roofing and Building Work offers a large variety of options to suit our customers’ garage requirements, such as free-standing or attached, double or single garages with flat or traditional tiled or slated roofs.
Garage walls can either be single or double-skin built with a cavity depending on requirements.
Size can be as small or as large as you like.
We can both advise you on what might suit your needs and provide drawings for you, or we can work from your own architect’s drawings – whichever you prefer.
Be secure
We have a wide range of windows and doors to choose from.
All have security built in as standard, to the same level you would expect for external doors and windows in your home.
We are an insurance approved company carrying out work at the request of national insurance companies. Our garage doors meet the toughest security specification. We can provide:
- Sectional garage doors
- Roller shutter garage doors
- Automated garage doors
- Remote control garage doors
All other doors are fully reinforced and have a locking system to ensure maximum security.
All our windows are finished with hardwood as standard and our garage windows are designed specifically for security.
Insulation
Most people use the garage for additional purposes, other than just for parking their car.
f you’re going to be spending any time in there at all, perhaps it would make sense to build in insulation.
With a double-skin wall construction, this is straightforward.
Planning Permission
Generally speaking, you don’t need planning permission for a garage unless you’re in a conservation area or a listed building.
The guidance on the Scottish Government website about this, usually very helpful, is a bit misleading.
You will read that construction is permitted under ‘Permitted Development’, so long as it meets certain criteria and: “it’s located at the back of the house”.
However, this means that it must not project forward of the front wall of the house, and can be at the side. Special considerations apply to house built on a corner, with a road at the side of the house.
In any case, you will need a Building Warrant from the Building Standards department of your local council before starting construction.
Disclaimer: you should always check with your council’s planning department to see whether you need to apply for planning permission. Even if you meet the permitted development rules, there may be other approvals you’ll need to get.
