What is a dormer loft conversion?
A dormer extension is a type of attic conversion that involves the addition of a small roof to the top of an existing pitched roof. This new roof or “dormer”, projects out from the side of the house and usually has one or more rectangular windows. A dormer loft conversion is a fantastic way to add extra living space to your home, and it’s one of the most popular types of attic conversions.
Is your home suitable?
Even if you have adequate loft space, there are still a few more factors to consider. Ask yourself: Is there enough head hight overall to add a dormer roof? The minimum ceiling height needs to be 2.2m. Do you have room to add stairs? Are there any obstacles in the way, such as chimneys or water tanks. In many cases, you might still need planning permission or a building warrant in Scotland. There are some exceptions, so it’s important to do your research.
What are the benefits?
Extra headspace: Compared to a Velux window, a dormer can significantly increase usable floor space. You’ll also gain extra head room, and the area is perfect for a desk, window seat or anything that can benefit from natural daylight.
Added light: Traditional dormers use standard rectangular windows. This allows for more natural light to come into the room. In some cases, you could even have full height windows and balconies.
Improved ventilation: Adding windows to the upstairs means you can let more air in during hotter and stuffier days. They can also improve airflow throughout the house.
Emergency fire escape: A larger window makes for an easier escape route than a traditional Velux.
Tips to make the most out of your new living space
- If possible, install skylights to allow natural light into the room. If not, make sure you add plenty of spotlights and lamps.
- Even if you’re planning on using the new loft space for storage, add proper insulation. This will future proof your home should you need the space for anything else further down the line. It will also make it more attractive for any potential future buyers.
- Install built-in storage units. Attics can be an awkward shape, so the nooks and crannies are perfect for any storage needs. A good joiner can create a built-in wardrobe or anything else that’s suitable for storing your belongings.
